“Wow! What a great dream cabin that Lipsey Home Builders built for us. We were initially looking to buy a cabin, but the market was way overpriced and properties were selling too fast. We were talking to Summit Cabin Rentals about property management questions and discovered LHB.
We walked through several of Joe’s cabins and ended up selecting one and making a huge amount of changes to the main floor and lower level. Unlike most builders, Joe welcomed these changes and was happy to work with us to accommodate our desires. Amber’s attention to detail and attentiveness to our questions was unbelievable and very appreciated!
There were all kinds of unplanned “bumps in the road” throughout the building process…covid-related issues with shortages (labor, concrete, etc.), lot swap due to county not approving a 4-bedroom plan, as well as a fire that ravaged through the Shagbark community. Through it all, Joe and Amber were incredible and a pleasure to work with. We were kept up to date with conference calls, texts, and in-person meetings.
Joe has a “quality without compromise” slogan on some of his signs. Entirely accurate! We could not be more pleased with the finished product. Joe, Amber, Tommy, and the whole LHB team were outstanding and we can’t wait to potentially build another. Highly recommended!”

“We ran across Lipsey Home Builders by chance when exploring our favorite area of wears valley in 2021. From the moment we ran across another property they were building , we were impressed with the quality and the uniqueness of the homes they built. During our first initial conversation we could tell they were not like many of the other builders we had contacted. At the time we hadn’t even picked out or purchased our land yet, but they were still able to give us general pricing on the cost to build , as well as recommendations on the area. Joe even took a look at the land before we purchased it ,to make sure it was a good fit for what we wanted, before we even signed a contract with them. No other builder was willing to do that. From the minute we started the communication and service was top notch. Amber always took the time to answer any questions we had, help us with selections, and anything else we needed. They are all very friendly and made us feel like family. One thing we really liked was the ability to get an all inclusive price upfront . We found during our search that most builders don’t include allowances for well drilling, excavation, septic, etc. , they are completely separate, leaving you in the dark about how much the final price will be. Lipsey doesn’t operate that way. Of course overages can happen, as with any new build on the side of a mountain . But the team at Lipsey Home builders always contacted us in advance to give us options to help us stay on budget. They also have a cabin rental agency that will manage the cabin for you when it’s done if you like. However, we never felt like we were under any pressure to use them if we didn’t want to. But when we found out it was also family owned and we would be dealing with the same great people and customer service, it was an easy decision for us. We just finished our new cabin and couldn’t be happier with the way it turned out. If you are looking for a local company to help with your smoky mountain home, with great customer service and tons of experience, we would highly recommend Lipsey home builders!!”
