Do I need to be local to build with you?
No, most of our clients build remotely. Our software, regular progress photos, and communication systems make the process seamless from anywhere.
What types of homes do you build?
We build a wide range of homes, including luxury cabins, traditional primary residences, vacation homes, and custom designs. Whether you’re creating a full‑time home or an investment property, our team brings the same level of craftsmanship and care to every project.
Do you offer both construction and property management?
Yes. Lipsey Home Builders provides full‑service construction as well as professional property management through Summit Cabin Rentals. This allows owners to build, maintain, and rent their homes with a single trusted partner who understands the rental market and how best to position your investment.
Can I finance my construction project?
Yes, we work with several lenders familiar with construction loans and can point you in the right direction based on your needs. You can also view our preferred lenders under our Financing tab.
Do you assist with land selection or site evaluation?
Yes. We can walk your property, evaluate buildability, and help you understand utilities, access, slope, and other factors that impact construction.
Can you help me design my home?
Absolutely. We work closely with architects and homeowners to create floor plans and finishes that match your vision, lifestyle, and budget.
How long does the building process take?
Timelines vary based on size, design, permitting, and site conditions, but most homes take 10-12 months from groundbreaking to completion. We provide clear schedules and regular updates throughout the process.
Do you build only in the Smoky Mountains?
We build exclusively in East Tennessee. Our primary service areas include Seymour, Kodak, Sevierville, Pigeon Forge, Gatlinburg, Wears Valley, Townsend, and Walland, but we’re happy to discuss projects outside these cities depending on scope and availability.
What makes Lipsey Home Builders different from other builders?
We provide regular on‑site leadership from a master‑level Field Operations Manager, organized communication and selections through our Construction Operations Manager, and full transparency using our CoConstruct software for design selections, construction schedule, and bi-weekly progress photos. We also bring in a third‑party engineer to inspect major milestones, and we don’t pay ourselves until your home is complete.
Do you handle permits and inspections?
Yes, we manage all permitting and coordinate county, state, and third-party engineering inspections.
Do you help with material and color selections?
Yes, all selections are guided and organized through our Construction Operations Manager using CoConstruct.
What utilities or site prep do I need before building?
We help you understand everything required for your property, including access, utilities, grading, and any site preparation needed before construction begins. We will handle getting temporary power to your lot; you only need to create an account with the local electrical company.
How often will I receive updates during construction?
You will receive bi‑weekly photo updates and real‑time schedule visibility through CoConstruct.
Can I make changes after construction begins?
Yes, changes can be made. All change orders are documented and approved through CoConstruct, so you always know the cost and timeline impact before anything is updated.
Can you help with renovations, remodels or additions?
Yes. We handle remodels, additions, and full renovations for both primary residences and investment properties.
Can you help with insurance claims or insurance‑related repairs?
Yes, we work with homeowners and insurance companies on claim‑related repairs. We can assess the damage, provide estimates, coordinate with adjusters, and complete the required work to restore your home.
What kind of warranty do you offer?
We provide a builder’s warranty that covers workmanship and materials, along with manufacturer warranties on appliances, fixtures, and structural components.
What happens if there are delays or weather issues?
We communicate any delays, update your schedule in CoConstruct, and adjust the workflow to keep your project moving as efficiently as possible.
Can I visit the jobsite during construction?
Yes, we welcome site visits. We simply coordinate them with our Field Operations Manager to ensure safety and that you see the most accurate progress.
